How long will it take for the plans to be drawn?

Once appointed by you it is our aim to have draft plans prepared for your approval within two weeks and subject to that approval, the planning application can be finalized and sent in within three weeks.

What charges will I have to pay to the Local Authority?

The Planning and Building Control fee is dependant on the proposed works and varies according to each Local Authority. However as a guide, the planning fee is in the region of £150, with the Building Control Full Plans application fee starting from £100.

Please note:Once building works commence on site, local authority building inspectors will visit to assess the works. A further fee is payable to the Local Authority for such visits.

In certain circumstances if your proposals involve building over or close to a public sewer then you may be required to pay a fee in the region of £350 to the Local Water Authority.

Who completes the planning and Building Control forms and applications?

All forms and applications are completed and dealt with by us. We are named on all application forms as your agent, therefore the Local Authority will contact us should there be any queries

What about my neighbours?

When the planning application is made, the Local Authority will give your neighbours the opportunity to express their views, however it is always advisable to speak to your neighbours prior to any submission being made.

Depending on the works proposed you may have a statutory obligation under the Party Wall etc Act 1996 to advise your neighbours of the proposals and enter into a Party Wall Agreement. Visit Communities and Local Government (www.odpm.gov.uk) for further information.

How long will it take the Local Authority to give a decision?

On average the Local Authority planning department will decide the application within 8 weeks of the application being registered. Occasionally if complications arise, or objections are received from interested parties, then it can take longer.

What about Contractors quotations?

Upon approval notice, you will receive from us four sets of detailed drawings, which will enable you to obtain competitive quotations from suitable contractors.

We are not tied to any Building Contractors, however, we can provide you with a list of suitable contactors in your area who would be willing to provide you with an estimate for the works.

For a small additional fee we can also prepare tender documents, scrutinize estimates or prepare a contract document between you and your chosen contractor.

How long does planning consent last?

Planning consent lasts for 3 years from the date of approval.
